By being accepted for residence, you agree to the rules & expectations set above with Regal Management Group.
I agree to this Waiver, Assumption of Risk, Release of Liability Upon execution of this section I hereby unconditionally release, waive and discharge my right, whether by contract or under operation of law, to file any cause of action(s) or claim(s) which I may have against HousePad Manager, and other known affiliates, now or in the future. I hereby assume any and all risk of loss, liability, damage or costs, including bodily injury or property damage, that may incur arising out of or in connection to my acts and/or omissions while on property owned by or affiliated with the HousePad Manager. I hereby waive, release, absolve, indemnify, and agree to hold harmless the HousePad Manager, and all other known affiliates, for any claim arising out of an injury to me while on affiliated property and from any and all claims, causes of action, obligations, lawsuits, charges, complaints, contracts, controversies, covenants, agreements, promises, damages, costs, expenses, responsibilities, of whatsoever kind, nature or description, whether direct or indirect, in law or in equity, in contract or in tort, or otherwise, whether known or unknown, arising out of or connected with my use of the above. This agreement is governed by laws of the State of Nevada.
- I have an existing permanent residence and agree to use this location NOT as a primary dwelling, but as a temporary place to stay with full time access, so long as it works for both parties. I understand that I am not a tenant and am not liable to the property code of Nevada. I understand this is not my legal residency and will not make any claims that it is.
- Unless otherwise specified by Regal Management Group, I will NOT receive mail or packages at this residence (exceptions things for work and groceries). I understand that receiving without permission is grounds for termination and loss of deposit.
- I understand and agree to the rental rate as stated on my invoice, to be paid month to month, for the usage of a bed, inclusive of all utilities.
- I understand that the initial fess to reserve my room MUST be paid in full prior to the start of my stay. TOTAL DEPOSIT $200. SIGNED CONTRACT AND DEPOSIT DUE AT THE SAME TIME TO RESERVE. Cash App: LasVegalsRoyalsClub Zelle: 702-515-9134 - David Kelly (agent).
- I agree to provide 15-days' notice of membership cancellation, and I understand that I won’t receive my deposit unless 15 days are provided before notification, in writing, to the cancellation.
- All rentals are for no less than 3 months unless otherwise stated. Unpaid rental may jeopardize security of bed, depending on availability.
- I will be respectful of others, and I will adhere to be quiet for others. (Be mindful that you are in the home with other people) REMINDER THIS IS A NO BULLY ZONE, NO DRAMA ZONE. And terms for termination.
- I understand that the HousePad is a resting place between flights, and only ONE roller board and ONE carry on will be permitted, and my belongings can NOT block any floor space other than under-bed storage. Aside from shelves, loose items MUST be contained within an aesthetically pleasing box, container or basket and MUST be labeled with my full name. I understand that unidentified items will be thrown out, and that I will NOT receive my deposit refund unless I maintain my bed and the associated/surrounding space. I understand that I may hang 5 uniform pieces/hangers in my room closet, and I may store up to 2 shoe boxes worth of items in a basket, box or container LABELED with my full name. Additionally, I understand that neither management or the HousePad are responsible for any lost or stolen items.
- I understand that this is NOT a hotel and I agree to clean up after myself in common areas (living space, kitchen, dining room, patio areas, laundry area & bathrooms). I understand that if I leave an item in a common area and do not retrieve it from the lost & found box within 30 days, I provide permission for the item to be donated. Professional housekeeping will be available weekly.
- I will NOT eat on the couch, in bedroom or store food of any kind within the bedrooms. This invites unwanted odors, and you/I understand that food left out in the open, food wrappers, or eating in the bedroom will result in the loss of my deposit refund.
- I understand that I am expected to assist with trash. I understand that I am responsible for emptying trash receptacles, and that bags must be tied off (NO LOOSE TRASH ITEMS PLEASE) and placed in the designated trash area in garage or outside. Trash picked up dates will be listed and visible in the HousePad.
- To contribute to our clean environment, I make the commitment to hand wash, dry and put away dishes in their designated places immediately after use. The dishwasher must NOT be used unless i agree to also put dishes up after finished dishwasher cycle.
- I understand that the fridge space is limited, and I will label my food items stored in the kitchen/fridge; I understand that food will be thrown out every last Monday of every month. If your name isn't on it, it's not yours to eat or drink! Regal Management Group does NOT tolerate stealing and will result in immediate termination.
- One visitor is allowed per guests, but no overnight guests are allowed. Guests must stay in common areas and must not be in any bedrooms for any reason.
- I understand that NO illegal drugs are permitted on the property at any time. NO SMOKING IN OR OUTSIDE OF CRASHPAD LOCATION, except for sectioned areas for smoking.
- Candles are NOT allowed and there should be no open flames inside the HousePad.
- I understand that washer/dryer appliances are available to me in moderation (I will provide my own detergent). (1 load a week)
- I will not rearrange any of the existing furniture, nor will I change bed assignments, without Manager's permission.
- I commit that I will not flush anything down the toilet that is not toilet paper or human waste. Anything else could result in major plumbing issues and stop up all the toilets.
- I understand that termination may result of my failure to abide by the above listed expectations, and that non-compliance will forfeit any deposit refunds and/or payments already made. TO RECEIVE MY DEPOSIT REFUND, I understand that in addition to the above expectations, I must provide 15-days' notice before end of month (15 DAY NOTICE MUST BE IN WRITING), and I must remove bedding, remove all belongings from the room/closet, remove all food items from kitchen & fridge, and leave the in a clean state.
- PARKING: Vehicles can be accommodated in the parking areas. Regal Management Group is not liable for any damage or theft of your car in parking area.

YOUR FIRST MONTH
* A $200 security payment will reserve your bed. This is held as a security deposit. This will be returned after move out up to 10 days. Provided that adequate notice to vacate 15 days is given.
* The full first month’s balance must be paid before your move-in date.
* If your move in date is within the first 15 days of the month, your month’s rent will not be prorated.
* If your move in is after the 15th day of the month, rent will be 50% of rental amount regardless of move in.
* Once the full first-month amount is received, you will be provided your door codes.
* Unless an exception is made, check-in time is after 2 PM on your move-in date.
*** The $200 security payment is non-refundable if you decide not to crash at HousePad. If, for any reason, we cancel your move-in, you will receive your full deposit back. ***
SUBSEQUENT MONTHS
* To secure each month with HousePad, full rental amount is due on or before the 1st day of the next month.
* Your door code will be deactivated if full payment is not received by 5 PM on the 2nd day of the month.
* To reactivate your door code, the full month’s payment must be paid plus a $25 late fee.
* If no payment is received by the 3rd day of the month, your bed may be released & your belongings boxed.
* Your items may be disposed of if no arrangements for pick/up are made by the 10th of the month.
YOUR LAST MONTH
* Your last month’s rent is never prorated regardless of your move out date.
* Unless an exception is made, check-out time is by 10 AM on move-out date.
